Add Value to Your Home with These Top 10 Renovations
This past year has shown us that having a comfortable home that supports our lifestyle is necessary for our well-being, and that's why so many homeowners have been undertaking renovation projects. However, It's important to be prudent when investing in your home.
With that in mind, this month I'm sharing the Top 10 Renovation Projects (in no particular order) that add value to your home and that I share with my Fairfield and Westchester clients.

Kitchen
You've heard the sayings "The Kitchen is the heart of the home" and "Kitchens sell homes." Both are true, so if you've been feeling like your Kitchen needs a redo, go for it. You'll enjoy your home so much more and it will make a big difference when it comes time to sell. Even just a refresh on your kitchen can add value to your home.

Hardwood floors
Hardwood floors are clean and neutral. If you have hardwood floors refinish them regularly to keep them in tip-top shape and if you don't, consider an install. Keep in mind that consistent flooring throughout your home looks best.

Mudrooms
When it comes to your mudroom, make it functional and stylish to make life easier and less cluttered. Custom built-ins will maximize your space or check out popular furniture stores for stand-alone cabinetry.

Laundry Rooms
If you have to do laundry why not do it in a space that makes you happy? Make it pretty but add storage for functionality and ease of use.

Architectural Details
Adding custom woodwork will make your home more appealing. Lately, I've been adding shiplap walls with beams and fireplace mantels made of old barn wood. If you prefer a more traditional look opt for board and batten, coffered ceilings, and picture frame molding.

Lighting
Lighting is an element that adds a layer of interest and always elevates the perceived value of a home if done right. Some lighting fixtures are so beautiful that you may become attached to them. No worries, you can always swap out your favorite pieces and take them with you when it comes time to sell.

Bathrooms
Everyone wants a new clean bathroom and you deserve one too. Not only will you appreciate it, but it's also a worthwhile investment. New and updated bathrooms definitely increase the value of your home and will make it easier to sell.

Storage
Organizational systems make your home function more efficiently and will minimize clutter. Don't stop at the laundry and mudroom. Think organization for closets, cabinets, and built-in shelving.

Windows
Windows that are energy-efficient, open and close easily, and are free of broken seals (moisture in between) will make living in your home more comfortable and less expensive to run. These are things that any potential Buyer will look at either during the showing or at the inspection so why not maintain them in tip-top shape for yourself. For many, it looks like working from home has gone from temporary to finding its place as a full or part-time gig. If you have an extra room commit to making it a stylish working office. If you don't, that's okay. Simply carve out a shared or multi-purpose space that will enable you to get the job done.

Most homeowners end up liking their homes better after staging, which could range from decluttering, moving furniture around, bringing new pieces in, or renovation of some rooms. So why not do some of these things now, while you are still living in your home. This way not only will your future Buyer be drawn to your home but YOU can enjoy them too.
