Why Staging Is Important Even In A Hot Market
If you’ve been following my work you can see how I’ve been able to make homes more appealing to Buyers and how Sellers have been able to sell quickly and for high prices as a result. But you may be asking yourself (understandably so) why anyone would need staging in this market when homes are selling for high prices anyway. Contrary to what you might think, home staging is critical now more than ever. Let’s get right into the top five reasons why this is so.

Outperform the competition
In the Seller’s market, that we are in right now, inventory is low and Buyers will have less choices. However, competition is not zero. It has just been lessened. That means it is still in your best interest to be the better option.
Also keep in mind that today staging homes for sale has become the norm, not the exception even in the current market. Therefore, staging gives you the best chance to outperform the competition and you'll likely get left behind if you don't stage.

Get Buyers interested
A house that looks beautiful online will capture your Buyers attention and motivate them to set up a showing right away. Attention spans are short so it's necessary to capture interest while you can and before a prospect moves onto another home or something else in their life. The best way to do this is with a two-step process starting with professional home staging that appeals to today’s Buyer followed by professional photos and media.

Help your Buyer see your home as theirs
Your style may be quite different from your Buyer’s and unless they are an Interior Designer, a Realtor or Builder it may be challenging for them to see how they would live in your house. In this market, Buyers need to make quick decisions so it's even more important to help them along by demonstrating. Staging helps Buyers see, with their own eyes, how they might live in your home and moves them along in the sales process.

Overcoming objections
Even the most straight forward of floor plans can leave a Buyer questioning some areas of a home and how it will work for them. Staging not only directs your Buyer's attention to the best characteristics of a room, it aims to show less than desirable features in the best possible light. For example, home staging can help smaller rooms look more spacious and demonstrate creative ways to use awkward spaces. Essentially home staging can help eliminate negatives and turn them into positives.

Securing the best possible offer
When a Buyer walks through a home and the renovations and decor looks like something they would have chosen, that increases your chances of getting an offer and a good one!
Not only do today’s Buyers prefer move-in ready homes, they must make quick purchase decisions in order to beat their own competition. That means the more appealing your home, the more likely your Buyer will be prepared to write up a healthy offer with cash or financing ready to go including the documents to prove it.
As you can see home staging is still relevant and will help secure a Buyer for your home in the shortest amount of time at the highest possible price with the most favorable terms. Your Buyer needs to act quickly so it is best to get them interested, shore up a commitment and motivate them to make an offer that will hopefully exceed your expectations.
